Before putting a home on the market, taking steps to upgrade and update the kitchen is essential. After all, it is no secret that the kitchen is the most important room in the house when it comes to getting a home sold. Fortunately, you do not have to break the bank to make your kitchen more appealing to potential buyers. Whether selling Nashville TN real estate or an oceanfront luxury home, here are 5 simple kitchen upgrades that can help you get your home sold.

Kitchen Upgrades to Help Sell Your Home

The kitchen is one of the most important aspects of a home to a buyer. Does your kitchen appeal to buyers?

Kitchen Upgrade #1: Reface the Cabinets

Replacing kitchen cabinets can be a very expensive endeavor, but refacing them can create a whole new look without costing a great deal of money. So long as the doors are in good shape, refacing can be as simple as repainting the cabinets, replacing the hardware and replacing moldings and trim as necessary.

Kitchen Upgrade #2: Update Countertops

Even if the countertops are in good shape, they may be in outdated or in colors that will not appeal to a broad range of buyers. By updating them with a neutral color, you will be more likely to get your home sold quickly and at a reasonable price. Unless you are trying to sell a luxury home, it generally is not necessary to replace countertops with marble, granite or quartz. Rather, a laminate countertop will be fine in most homes. In fact, going too over the top with upgrades can make it even more difficult to sell the home if it is located in an area where these types of upgrades are not typically found.

Kitchen Upgrade #3: Switch Out Light Fixtures

Kitchens with fluorescent light panels and brass-trimmed lights can be updated with pendant lights and track lighting. Track lighting should be used so it highlights countertops and brightens cooking areas. Pendants, on the other hand, should be in neutral colors in order to appeal to the greatest number of potential buyers. Soft cream, linen pendants are a good choice, as they make a space look both elegant and contemporary at the same time.

Kitchen Upgrade #4: Redo the Backsplash

Redoing the backsplash is a smart investment that will help make your home more attractive to potential buyers. When creating a new backsplash design, choose from a neutral palette of colors such as taupe, white and chocolate in order to appeal to the broadest range of buyers.

Kitchen #5: Apply a Fresh Layer of Paint

Applying a fresh layer of paint is always an excellent way to improve the look of a room. Keep in mind that color is very important when it comes to the kitchen, but it is always best to stick with a neutral palette. Too much personalization with colors such as blue, green, red and orange can be a major deterrent to some buyers. Neutral colors, on the other hand, will be more welcoming to potential buyers as they are better able to imagine themselves making your house their home.
